			<content:encoded><![CDATA[<p>UNIONDALE, NY-A Long Island law firm has expanded its space at RXR Realty’s the Omni, a 639,302-square-foot office property located at 333 Earle Ovington Blvd. here.</p>
<p>Brian Sahn, a partner in the Real Estate Practice Group at Forchelli, Curto, Deegan, Schwartz, Mineo, Cohn &amp; Terrana LLP tells GlobeSt.com that the move was necessitated by growth at the firm, whose practice areas include land use and zoning and employment and labor law.</p>
<p>“We’ve been expanding our practice areas and our roster of attorneys and we have taken in several new attorneys since the fall of 2011 going into the beginning of 2012, but in addition, when we negotiated our lease for the 35,000 square feet, we negotiated certain expansion rights on the floor and those became available to us during the course of 2011,” Sahn says. Vacancies in the building allowed the firm to take advantage of those rights.</p>
<p>Now, in addition to the 35,000 square feet it currently occupies, the firm will take an additional 7,200 square feet of space. Sahn says that due to the time left on its current lease, which runs to May 2020, RXR was agreeable to give them “very good terms on the expansion.”</p>
<p>Sahn and firm partner John Terrana worked on the expansion plans, repped by Ted Stratigos of Cushman &amp; Wakefield’s Long Island office, who also worked on the original lease. According to a spokesman, RXR Realty was represented in-house.</p>
<p>Still growing, the firm has 46 attorneys in their office at the Omni. Managing partner Jeffrey Forchelli said in a prepared statement that the additional 7,200 square-foot expansion would accommodate 19 additional attorneys and would take up nearly the entire top floor.</p>

<p>Supervise day to day construction site schedule, sub-contractors, safety protocols and quality control on multiple interior projects as well as building infrastructure projects.<a name="_GoBack"></a></p>
<p>All of this is to be done in a manner constant with the Vision, Mission and Values articulated in the Company’s Core Ideology.</p>
<p><strong>PRINCIPAL DUTIES AND RESPONSIBILITIES:</strong></p>
<ul>
<li>Prepares/reviews reports and forecasts, including summary of construction progress, job manpower forecasts</li>
<li>Monitors the activities of subcontractors to ensure compliance with specifications and procedures.</li>
<li>Responsible for the implementation of corporate/project policies, procedures and instructions within assigned operations.</li>
<li>Ensures all safety codes, requirements and standards are being complied within assigned area of responsibility.</li>
<li>Oversees the implementation of work packages, from approval to work thru package closeout and post maintenance testing.</li>
<li>Provides oversight of field activities to ensure personnel safety.</li>
<li>Keeps project management informed of project status, highlighting deviations from plans.</li>
<li>Anticipates potential problem areas and analyzes and recommends solutions or corrective actions.</li>
<li>Determines/reviews/reports manpower requirements for filed activities.</li>
<li>Monitors scheduled work to be performed and reviews work accomplished.</li>
<li>Prepares/reviews schedules, construction methods and procedures as assigned.</li>
<li>Develop and Maintain on-site logistics plans and procedures for the field operations</li>
<li>Interface with all on-site work teams (including subcontractors) as required, to resolve problems, ensure quality, safety, scheduling and achieving schedules in support of overall project objectives.</li>
<li>Maintain close coordination with project management team to assure work compli with drawings, specifications and schedule; communicate effectively with project management team to assist in accurate contract items lists and shop drawing schedules; attend weekly project team meetings to ensure open communication and swift issue resolution</li>
<li>Develop, Update and Maintain the Project Schedule as needed; including a master schedule, look ahead schedules and prepare daily construction reports</li>
<li>Establish and maintain document controls to assure work is aligned with latest design documentation and approved shop drawings</li>
<li>Develop and Maintain the Site Safety Plan; Assure continuous maintenance of the safety program and conduct weekly safety meetings, regular tool box talks and safety pre-task meetings as needed</li>
<li>Conduct weekly foreman meetings; assure minutes are prepared and distributed accurately and timely</li>
<li>Serve as liaison with municipalities, communities and labor representatives</li>
<li>When a &#8220;State of Emergency&#8221; exists, participate as required with all other company employees in dealing with the situation.</li>
</ul>
<p align="LEFT"><strong>REQUIRED SKILLS AND ATTRIBUTES:</strong></p>
<ul>
<li>Minimum 3-5 years work experience as an administrative assistant.</li>
<li>Minimum 2-year associate degree in business administration or similar discipline, 4-year bachelor degree preferred.</li>
<li>Proficient in Microsoft Word, MS Excel, MS Outlook and Timberline Applications.</li>
<li>Thorough understanding of industry practices, processes, standards, etc. and their impact on project activities is vital. NYC site safety license is preferred.</li>
<li>OSHA 10/30/40, ASHE applicants preferred.</li>
<li>Strong understanding of construction terminology.</li>
<li>Attention to detail and grammar in written work, attention to detail in all other areas of responsibility.</li>
<li>Must be intelligent, highly organized, motivated, self-starter with an aptitude for learning.</li>
<li>Must demonstrate networking ability and maintain a can do attitude with respect to dealings with municipalities and tenants.</li>
<li>Must be a diligent and focused individual who enjoys work.</li>

<li><span style="color: #000000;">Maintain company databases including the proposed sales request list for Regional Architecture, the active construction project lists, tenant calls into property management for extra work and permit status databases.</span></li>
<li><span style="color: #000000;">Scan all permits, inspection certificates, electrical underwriting certificates and certificates of occupancy and maintain hardcopy archive files.</span></li>

<li><span style="color: #000000;">Keep record of all drawings and documents for each project.</span></li>
<li><span style="color: #000000;">Maintain plan files and organize archive room to insure building plans remain current.</span></li>
<li><span style="color: #000000;">Manage petty cash account, including distribution of same and cash periodic petty cash reimbursement check.</span></li>
<li><span style="color: #000000;">Work as a team member and perform other duties as may be assigned.</span></li>
<li><span style="color: #000000;">Receive, stamp, record and distribute as-built drawings, submittals, balancing reports and other project related materials.</span></li>
<li><span style="color: #000000;">Assist in all construction related meetings.</span></li>
<li><span style="color: #000000;">Maintain and update vendor contractor lists.</span></li>
<li><span style="color: #000000;">Interact with project managers, property managers, field personnel and accounting department.</span></li>
<li><span style="color: #000000;">Assist with telephone calls and tenant service calls when required.</span></li>
<li><span style="color: #000000;">When a &#8220;State of Emergency&#8221; exists, participate as required with all other company employees in dealing with the situation.</span></li>
</ul>
<p align="LEFT"><strong><span style="color: #000000;">REQUIRED SKILLS AND ATTRIBUTES:</span></strong></p>

<li><span style="color: #000000;">Minimum 3-5 years work experience as an administrative assistant.</span></li>
<li><span style="color: #000000;">Minimum 2-year associates degree in business administration or similar discipline, 4-year bachelors degree preferred.</span></li>
<li><span style="color: #000000;">Computer conversant and proficient in Microsoft Word, MS Excel, MS Outlook and Timberline Applications.</span></li>
<li><span style="color: #000000;">Strong understanding of construction terminology.</span></li>
<li><span style="color: #000000;">Attention to detail and grammar in written work, attention to detail in all other areas of responsibility.</span></li>
<li><span style="color: #000000;">Must be intelligent, highly organized, motivated, self-starter with an aptitude for learning.</span></li>
<li><span style="color: #000000;">Must demonstrate networking ability and maintain a can do attitude with respect to dealings with municipalities and tenants.</span></li>
<li><span style="color: #000000;">Must be a diligent and focused individual who enjoys work.</span></li>
<li><span style="color: #000000;">Personable, able to deal within the framework of a large organization and work with others as a team player.</span></li>
<li><span style="color: #000000;">Ability to perform multiple tasks, demonstrate adaptability by often changing assignments on short notice.</span></li>
